BMW and Toyota sign deal to collaborate on sports car and EV technology

There's not a lot of specifics to be had on this one just yet, but BMW and Toyota have inked a new deal that will see them collaborate on far more than the batteries they've already agreed to work on together. According to the automakers, the new arrangement will see them focus on four key areas: a fuel cell system, powertrain electrification, lightweight technologies and, last but not least, joint development of the "architecture and components for a future sports vehicle." Unfortunately, neither party is offering much indication about the types of vehicles we might see as a result. BMW's Norbert Reithofer said only that the goal of the partnership is to "further strengthen our competitive position in sustainable future technologies," while Toyota's Akio Toyoda notes that "BMW and Toyota both want to make ever-better cars," and that he's "excited to think of the cars that will result from this relationship."

QUINCY, ILL. -- The number of ATV accidents hit a high during the summer months like this, when more people are outside. Those accidents can be traumatic - and even deadly.

KHQA's Melissa Shriver has what you need to know to stay safe this summer.

Staying safe on ATVs begins with the right gear. That's the word from Jeff Waterman, co-owner of Outdoor Power in Quincy.

"To stay safe you really need a helmet and?chest protector. It will protect your chest, back and spinal cord in case you do fall off," Waterman said.

At Blessing Hospital in Quincy,?last year, 17 percent of all overall trauma related accidents in the emergency room were?ATV accidents. Elizabeth Huenefedlt is a registered nurse there. She says that's a huge percentage, considering most ATV accidents occur during the three months of summer.

"We typically expect the worst. You normally will see closed head trauma which is concussions to debilitating brain bleeds," Huenefedlt said.

Gloves, boots and some kind of eye wear is also recommended, while long sleeves and pants can protect against road rash as well as scratches and cuts.

Remember to adhere to all safety information ... most is listed on your ATV.

"Most ATVs are only designed for one person," Waterman said. "They do make some ATVs for two but the bulk of them, are for one person only."

And follow the rules.?The most accidents happen when too many people are riding an ATV not designed for multiple people or when people are illegally sharing the road with regular cars and trucks. Also know the area you're riding in and don't consume alcohol when operating an ATV.

"My best advice is to take an operator course before getting on an ATV. Use the correct size of machine for the person and wear the right protective gear. And don't try anything?that is above your skill level," Huenefedlt said.

Experts also suggest not riding at night and being familiar with the area you're riding in.

Mortgage Refinancing Help Ahead? | Money Talks News

It?s now possible to find mortgage rates lower than 3.5 percent for a 30-year fixed mortgage. If your current rate is significantly higher, you could be thousands of dollars richer by refinancing. That is, if you can refinance.

Many homeowners today would love to refinance, but credit is tight, and so is equity. There are established government programs in place to help borrowers with certain types of mortgages in certain situations, but if you don?t meet the narrow criteria, you?re out of luck.

But if the White House has its way, that could soon change.

President Obama has proposed a plan to allow homeowners to refinance regardless of their mortgage type ? even if they?re underwater on the loan. Money Talks News founder Stacy Johnson recently scored an exclusive interview with HUD secretary Shaun Donovan about the proposed plan. Check it out and then read on for more information about the proposed program ? plus some info on the refinancing programs already available?

Now let?s add some additional information about the proposed plan, as well as other refinancing plans you may already qualify for.

If approved, the new plan will help all homeowners. The first part allows you to refinance any type of loan ? even if you?re underwater on your mortgage ? providing you meet a few requirements. According to the White House, homeowners will save $3,000 a year on average.

The eligibility requirements are listed on the White House Blog:

• No missed mortgage payments in the last six months, and no more than one missed payment in the six months before that
• A current FICO score of at least 580 (approximately 9 in 10 borrowers meet this requirement)
• The loan being refinanced is not worth more than area median home values, as determined by?FHA-conforming loan limits
• The loan being refinanced is for a single-family, owner-occupied principal residence (to be sure the program benefits responsible homeowners trying to stay in their homes)

The plan also calls for a more streamlined refinancing process. Homeowners will have a simplified application process, easier requirements, and no appraisal costs.

Unfortunately, that program will require Congressional approval ? tough to come by with today?s partisan politics. But if you need help now, there are a few refinancing programs already available?

1. The Home Affordable Refinance Program (HARP)

The Home Affordable Refinance Program helps underwater homeowners with Fannie Mae and Freddie Mac mortgages refinance into a better mortgage ? like refinancing an adjustable-rate mortgage into a fixed-rate mortgage, or refinancing from a fixed-rate mortgage to a new one with a lower interest rate. To be eligible for HARP:

• Freddie Mac or Fannie Mae must own or guarantee the mortgage, and it must have been sold to them on or before May 31, 2009
• Your loan-to-value ratio must be greater than 80 percent
• You must be current on your mortgage with a good payment history in the last year
• The mortgage can?t have already been refinanced via a HARP program. One exception: if it?s a Fannie Mae loan refinanced from March-May, 2009.

2. Home Affordable Modification Program (HAMP)

If you have a government-backed loan, but you?re behind on your mortgage payments, you may qualify for the Home Affordable Modification Program. While not a traditional refinancing program, HAMP readjusts your mortgage payments to a lower (and more affordable) rate. You may qualify for HAMP?if:

• You have a mortgage backed by Fannie Mae, Freddie Mac, or a mortgage lender registered with the U.S. Treasury
• You received your mortgage on or before Jan. 1, 2009
• You owe less than $729,750
• You have a financial hardship and are either currently delinquent on your mortgage payments or at risk of becoming delinquent
• You have a job and proof of income
• You haven?t been convicted of a felony related to finance or real estate in the last 10 years

3. FHA Short Refinance

If you don?t have a government-backed loan, you may qualify for a refinancing program that will lower your monthly payments. According to the Making Home Affordable site, the FHA Short Refinance program allows conventional mortgage holders to refinance to an FHA loan. Lenders must reduce the amount you owe to no more than 97.75 percent of the home?s value. You may qualify for the program if:

• You have a mortgage that is not backed by the FHA, Fannie Mae, Freddie Mac, the VA, or the USDA
• You are underwater on your mortgage
• You are current on your mortgage payments
• You meet standard FHA underwriting requirements
• Your debt is less than 55 percent of your monthly income
• You haven?t been convicted of a financial or real estate-related felony in the last 10 years

4. Traditional refinancing

While many lenders won?t refinance an underwater mortgage ? lenders typically require some equity in the home ? the current housing market has made some lenders more flexible. If you?re at risk of foreclosure, your lender may be willing to refinance your loan or give you another alternative to avoid losing your home.

The types of programs available (and the requirements) vary by lender.?The first step to refinancing your mortgage is to talk to a housing counselor. HUD provides housing counseling services for free. A housing counselor can help you determine your options, help you gather the paperwork you need, and help you create a budget to stay on track with your mortgage payments.

"BEAN Bridging the European and Anatolian Neolithic" is the name of a new multinational educational network which has received funding from the European Commission for the next four years. It is classified as a so-called Initial Training Network (ITN) in the EU Marie Curie Actions program, which allows young scientists early access to research activity at top international institutions. A basic requirement for funding is that the researchers involved leave their home country and conduct their research in another European country.

The BEAN Network consists of several European partners in England, Switzerland, France, Germany, Serbia, and Turkey, and has set itself the goal of enhancing the skills of a new generation of researchers in the subjects of anthropology, pre-history, population genetics, computer modeling, and demography. Many different disciplines are participating in the initiative. An important associate partner on the German side is the German Federal Statistical Office in Wiesbaden. The common focus of the project partners centers around questions associated with the origin of first farmer settlements, which were established some 8,000 years ago in West Anatolia and the Balkans. Where did they come from? Were they migrants from the Middle East? Are they our ancestors?

Anthropologists at Johannes Gutenberg University Mainz (JGU) have been meticulous in their preparation of the project over the last years and have entered into various cooperations to underpin it. Seven research institutions and two commercial companies are now working together on the BEAN project. Two leading researchers serve the network in an advisory capacity. These are archaeologist Ian Hodder from Stanford, who established his reputation with his excavations in Catal Hyk, and Hermann Parzinger, President of the Prussian Cultural History Foundation, who spent many years excavating and researching in European Turkey.

As of July 2012, doctoral candidate Zuzana Fajkoov, who completed her undergraduate studies at Masaryk University in Brno and at Charles University in Prague in the Czech Republic, will be the first of two BEAN researchers to start work at JGU's Institute of Anthropology and in the new palaeogenetic laboratory, which is currently in the final stages of construction on the edges of the university's Botanic Garden. She will analyze DNA from the bones of the last hunter-gatherers and the first settled farmers in the region between West Anatolia and the Balkans using the new cutting-edge technology of Next Generation Sequencing (NGS). Together with her colleagues in Dublin, London, and Geneva, she will use the genomic data to compile a model for the settlement of Europe.

"It is both a great honor and a huge opportunity for me that I can work together with such renowned researchers. I'm looking forward to Mainz, the university and the institute's new building," comments Fajkoov, who turned down a number of other offers in order to work at JGU. "A major factor leading to her appointment was the fact that besides mastering biomolecular techniques she also has good programming skills," explains Professor Dr. Joachim Burger, the Network Coordinator. "A few years ago we more or less founded the discipline of Neolithic Palaeogenetics single-handedly. However, undertaking genomic projects is possible only with the help of international colleagues. That is why we are so pleased that such networks give us and our colleagues the chance to train young research talents."

Besides academic training, the young researchers will be able to do practical work for the two commercial companies within the network and thereby gain work experience in a non-university environment. "This is important as not all of the candidates will opt for a pure research career," explains Karola Kirsanow, who moved from Harvard to Mainz last year and now administrates the network together with Burger. "Our young colleagues have to attend many workshops, courses, and internships, most of them abroad. While this makes for a very tough program, we believe that it significantly enhances the quality of the training and similarly enhances candidates' career prospects."

Listed video game publisher IP E-Games Ventures Inc. plans to invest in a different kind of ?gaming? as it moves to set up casino operations in the Cagayan Special Economic Zone and Freeport.

In a disclosure on Thursday, IP E-Games, which recently spun off the bulk of its video gaming assets to a subsidiary it co-owns with former rival Level Up!, said it would acquire 36,000 square meters of land at the planned casino complex in Cagayan.

?The casino is a state-of-the-art casino offering the full range of gambling offerings including, but not limited to, black jack, baccarat, craps, roulette and slots,? the company told the local bourse.

The company will buy the land for P70 million and will be paid through a combination of cash and shares.

The transaction was done through IP E-Games subsidiary, RAN Online Inc.

IP E-Games said it hopes to ride on the expected growth of the country?s gaming sector, which is seen becoming a major draw for tourists across the region.

?Similar to Singapore?s tourism income, which saw a steep 74-percent increase from $10 billion to $17 billion from 2007 to 2009, the Philippines expects a boost to its tourism income due to gaming and gaming-related projects,? IP E-Games said.

The firm cited companies like Enrique Razon Jr.?s Bloomberry Resorts Corp., one of the four groups allowed to put up casinos at the Philippine Amusement and Gaming Corp. (Pagcor) Entertainment City in Pasay.

Casinos, IP E-Games said, ?will be key drivers in achieving President Aquino?s vision of bringing in 10 million visitors (to the Philippines) by 2016.?

The Department of Tourism says it is on track to growing tourist arrivals this year by 18 percent to 4.6 million visitors.

?(The company) believes there will be a ?spillover? effect of tourists to other key locations in the Philippines such as the Cagayan Ecozone,? the disclosure read.

IP E-Games said it was poised to be one of Cagayan?s major investors.

The company?s shares surged 2.56 percent?outperforming the main index that fell 0.03 percent?following IP E-Games? announcement.

IP E-Games? foray outside of its core video game business was approved by shareholders in a symbolic meeting last May. The corporation has a public float of 5.3 percent, which means over 94 percent of its shares are held by its controlling owners.

The expansion into gaming is in line with the IPVG group?s restructuring program in search of more lucrative industries. Earlier, IP E-Games? affiliate IP Converge was acquired by the 8990 Group, a property firm with big investments in Visayas and Mindanao. Meanwhile, its former parent firm IPVG Corp. recently ventured into mineral refining locally and overseas.

In 2011, IP E-Games acquired several Internet cafe chains in a bid to diversify its revenue stream and complement its video game publishing operations. More than two thirds of all Filipino users still access the web through Internet cafes.

Kids who cook are hungrier for healthy food choices

ScienceDaily (June 27, 2012) ? Getting kids to pass up junk food in favour of healthier fruits and veggies has led to many a mealtime meltdown for parents everywhere. Now, researchers from the University of Alberta offer a simple solution: give them an apron.

A province-wide survey of Grade 5 students in Alberta suggests the best way to get your child to eat healthier foods -- and actually enjoy them -- is to have them help with meal preparation.

"Kids who like fruits and vegetables more tend to eat them more frequently and have better diets," said lead author Yen Li Chu, a post-doctoral fellow in the School of Public Health. "These data show that encouraging kids to get involved in meal preparation could be an effective health promotion strategy for schools and parents."

Published last month by Public Health Nutrition in an early online release, the study involved a survey of students in 151 schools across Alberta to learn about kids' experiences with cooking and food choices.

Nearly one-third of children reported helping with meal prep at least once a day; another one-third said they helped one to three times a week. A quarter of children helped once a month, and 12.4 per cent avoided the kitchen completely.

In general, children preferred fruits to veggies, but children who helped with cooking showed a greater preference for both. Vegetable preference was also 10 per cent higher among children who helped cook.

The data also showed that kids who did meal prep and cooking were more confident about the importance of making healthier food choices.

Paul Veugelers, co-author and Canada Research Chair in Population Health at the U of A, said getting children to eat healthier food promotes bone and muscle development, learning and self-esteem.

"Good food is important for us. It keeps weight gain away -- and more important than that, it keeps chronic disease away," Veugelers said. "The overarching objective of our work is to lower the burden of chronic disease in our society. A healthy diet is right at the top."

Chu said the results underscore the value of getting kids interested in mealtime activities in the home, but added there could be room for schools to get involved, too.

"You can go into schools and have cooking classes and cooking clubs to help them boost their fruit and vegetable intake and make healthier choices," she said.

Though this survey dealt with Grade 5 students, the lessons are equally applicable to older youth, including post-secondary students, added Veugelers.

"For many of them, it may be the first time they leave home, the first time in their lives they're responsible for their own diets," he said. "There are lessons here for them too, to form groups and take turns cooking, and pay attention to good meal preparation."

This work was part of the Real Kids Alberta evaluation funded by Alberta Health. Real Kids Alberta is a collaborative initiative between the School of Public Health and Alberta Health to provide directions to improve eating habits and activity levels in Alberta children and youth.

LEC 2012 ready for install - starting next week - Real Estate ...

First of all, I want to thank all of those REW customers who pre-purchased the brand new LEC 2012. We are all super excited to offer the first "out of the box" fully responsive real estate website- meaning that blogs, pages, IDX everything will now evolve its design to fit a standard PC, change for an ipad and change again for a mobile device - WICKED Cool!

The URL for the new site is http://2012.rewlec.com and we will be rolling out installs starting next week based on the order in which they were received. I would like to have any "standard" installs completed in just a few weeks. With those with any serious custom requirements, shortly after.

Right now we have eyeballs internally going over the site making sure everything is working as expected but we welcome users to take a look as well - please report any bugs to suggestions@realestatewebmasters.com (not in this thread as it is for informational purposes, answering questions about the site etc - thanks).

Currently you will only see the one default color scheme, I am working on others and they will be posted shortly. As I said, we are all very excited about this new, regionally exclusive product.

Did I mention it has 4.2 backend? That's right, LEC 2012 users get the very first installs of the CMS 4.2 which has tons of new features, adjustments etc (like an "online right now" icon, thanks Gary A) - once again, if there are any features that are not performing upon install on the dev, please let your developer know (not in this thread) and they will be happy to adjust.

We will also be teaching a class on 4.2 in Miami Beach at the REW 2012 Summit. Dates are confirmed Wednesday Sept 19 through Friday Sept 21st - I will be there and staying almost a week after the summit - I hope to see you all there (a blast email with how to sign up will be sent out later this week).
